Our formula is to purchase in prim locations these low or zero occupancy assets, rehab them, and find a long-term tenant. Then turn around and sell the asset as an income producing property at a market CAP rate.
When sold as an income producing property, the asset doubles or triples in value. The only unknown factor is how long will it take to find a tenant. It could be 1 month or 18. Our Estimated turn around time to flip these assets is 24 months.

We are able to locate two types of properties: Commercial and Residential. Both are available for as a straight sale without partnership.
Commercial properties are purchased with a goal to flip within 2 years. We create an LLC and have multiple partners, with us as the managing partner. For locating, purchasing with our money, rehabbing, and work to find a tenant we take a split of the profit.

Residential properties are also purchased by our company with a game plan to hold and receive an estimate of 12% return, then exit after 4-5years with a 60%-100% equity gain.
